We were recently called to a property in Wilmington to carry out an Electrical Installation Condition Report (EICR) for a landlord. During the inspection, we uncovered a borrowed neutral on the socket circuit—a potentially dangerous issue where the circuit remained live even though it had been switched off at the fuseboard.
This issue had likely arisen from some DIY work carried out by a previous tenant, highlighting the importance of professional electrical work and regular safety checks.
Landlords are required to have an EICR conducted every five years to ensure the electrical installation remains safe. However, this case demonstrates why it’s also crucial to perform an EICR at the end of a tenancy, before new tenants move in. Even though this property was tested just two years ago, issues like this can arise unexpectedly, making thorough checks essential for tenant safety.
If you're a landlord or homeowner in need of an EICR or concerned about the safety of your property’s electrical system, get in touch with us for professional advice and reliable testing services. Your safety is our priority.
